I will do a thorough home evaluation of your entire home and evaluate its specifications, finishes, condition and features to factor this into our evaluation.

1CComparative Market Analysis Report

I will determine the approximate market value of your property based on multiple factors including recent comparative sales data, current listing data, the home's evaluation, as well as adjustments from inflation.

2A Pre-Listing Recommendations

 

We make a list of recommendations and simple ideas to improve the overall value of your home, as well as address any issues which could prevent a quick sale.

2BListing Timeline

Together, we discuss the minor improvement recommendations and develop a timeline to get the home in tip-top shape. This will include setting critical dates from the signed listing agreement to the time it hits the real estate market.

2CTrade/Referral Coordination

I will aid you by making helpful recommendations of tradespeople, along with coordinating the cleaning and staging services for the home.

2D Home Pricing/Strategy Finalization

Based on all assessments, I will work with you to determine the most effective pricing strategy. We will discuss high-risk as well as multi-offer price-points to ultimately determine final listing price.

My production team is passionate about ensuring every photo is taken at the perfect angle. Our videos showcase the most desirable features in your home and the community.

My marketing team will create a responsive website to showcase your home online. It will include information on interior features and finishes, local schools, parks and restaurants.

90% of buyers search for a home online. We will advertise your home on Youtube, search engines, social media as well as our own network of websites. I will provide a weekly report outlining the interest in your home.

6A SHOWINGS & OPEN HOUSES

We will install sturdy highly visible For Sale and Open House signs on your front lawn and neighbourhood streets.

6b MLS Listing

At this point the home is submitted to MLS and the property is integrated into TREB listing websites.

6C RE/MAX Listing Distribution

Just after the MLS listing, your home is then listed on all relevant RE/MAX sales avenues.

6D 4 Page Thick Stock Printed Brochures

A thick stock 4-page brochure will be professionally designed and printed for all visitors.

6E Door Hanger Notifications

People like to live close to family and friends. And that's why we distribute at least 500 door hangers in your local community to promote the listing and open house to neighbours and their relatives.

6F Showing Week

My office will notify you to schedule showings in advance. We generally anticipate a large number of visitors in the first week. To encourage a successful launch, it is recommended to be flexible and accommodate all showings within reasonable hours.

6G Open House

Our open houses are staged and prepared to perfection. Promotions through signs, emails, online postings, print ads and flyers help us generate the most traffic.

6H Weekly Online Performance & Viewing Reports

Every week, we gather information on all showings, feedback from realtors and their clients, website traffic, online inquiries, social media and digital engagement on all marketing related to your home.

7A Offer Presentation/Negotiation

Realtors submit offers with their interested clients. We review these prospective offers together in detail. Our goal is to aid in negotiations so that we can get you the best results possible.

7B Accept Offer

Acceptance of offer, most likely subject to clauses(inspection,financing,etc.)

7C Inspection

At this point inspections are conducted by the buyer, whom must review the home's condition. Requests at this point might be made by the buyer to address any concerns.

7D Prepare to Move

Call your movers, cancel or transfer your utilities and forward your mail as you prepare to move.

7E Lawyer

Complete closing documents and title transfer with your lawyer.

7F Home Sold Firm

This is the final stage. The stage in which the title transfer has been conducted by the lawyer just before the transaction and title is completed with the buyer. Congratulations on the sale of your home!
